Crawl Space Insulation Package

This is the insulation side of my energy savings work, built on crawl space encapsulation, which handles the moisture.

If the rooms over your crawl space are cold in winter and the floors feel clammy, the crawl space is almost always part of the reason. A typical crawl space is vented to the outside and insulated, if at all, with batts pushed between the floor joists. That batt insulation gets damp, sags, and falls, and the vents bring in cold air in winter and humid air in summer. The house ends up sitting on top of a big open box that works against it all year.

Signs your crawl space is costing you

  • Cold floors over the crawl space all winter
  • Insulation sagging, wet, or lying on the ground
  • A musty smell that comes up through the floor
  • Open vents, or vents you’ve seen frost or moisture around
  • Condensation on ducts, pipes, or the underside of the floor

Why a vented crawl space works against the house

In heating season, warm air rises through a house and escapes near the top, which pulls cold air in at the bottom, including up through a vented crawl space. In summer, humid outside air flows in through the same vents and condenses on the cooler surfaces underneath. That moisture is what feeds mold and rot and makes insulation fall. So insulating a crawl space without dealing with moisture doesn’t last. That’s why this package has both halves.

What goes in

  • Rigid foam board on the foundation walls. It insulates the wall instead of the floor above, so the space becomes part of the house’s conditioned envelope rather than an outdoor one.
  • Sealed vents. Closing them stops the cold and humid air from flowing through.
  • A vapor barrier. It covers the ground and runs up the walls so moisture from the soil stays below it.
  • Dehumidification. It keeps the humidity down so the space stays dry and the materials last.
  • Designed together. The moisture half is covered on the crawl space encapsulation page.

Where it should not go

I want to be straight with you about this one. If there’s standing water, active leaks, or a lot of mold, insulation is not the first step; the moisture is. I’ll tell you what I find, and if the crawl space needs repair first, see crawl space repair. I won’t insulate over a problem. And any equipment that needs air to run safely, like a furnace or water heater in or near the space, gets looked at before anything is sealed.

What is in the crawl space insulation package?

Rigid foam board on the foundation walls, sealed vents, a vapor barrier over the ground and up the walls, and dehumidification. The insulation and the moisture control are designed together, because one without the other doesn’t hold up.

Why seal the crawl space vents?

Open vents let cold air in during winter and warm, humid air in during summer, and that humid air condenses on cool surfaces. Sealing them, along with the vapor barrier, is what lets the space stay dry and stable.

Is this the same as crawl space encapsulation?

It includes the moisture half of it. The insulation package is built on top of crawl space encapsulation, so the space is both insulated and dry. If your crawl space already has water or mold, that is where we start.

What about the insulation already between my floor joists?

I’ll look at it. If it’s sagging, wet, or falling, that tells me something about the moisture, and I’ll explain what I find. Sometimes it stays, and sometimes the fix makes it unnecessary.
