If you’ve never been down in your crawl space, I get it — nobody wants to. But that low, damp, forgotten space under your first floor has more to do with how your house feels and smells than almost anything else in it. A musty smell nobody can trace, a floor that’s cold no matter what — it isn’t “just how old houses are.” It’s the crawl space.

Signs your crawl space is the problem

  • A musty or “basement-y” smell on the first floor, especially near vents or in closets over the crawl space

Why vented crawl spaces fail in the Northeast

Most older homes here were built with vented crawl spaces because that’s what the building code called for decades ago — the thinking was that outside air would flush out moisture. In practice, it does the opposite. In our climate, warm humid outside air hits the cooler crawl space and condenses on everything — the joists, the ductwork, the insulation. That moisture feeds mold, rots wood, and rusts metal. Building science caught up to this a while back, and codes have shifted to allow sealed, conditioned crawl spaces instead.

Then there’s the stack effect. Warm air rises through a house and escapes at the top, which pulls air in to replace it at the bottom — through the crawl space. Depending on the house, a significant share of the air you’re breathing on the first floor started out down there. If that air is damp, moldy, or carrying soil gas, you’re breathing it upstairs. That’s why a crawl space problem so often shows up as a smell in the living room instead of anything you’d notice underfoot.

How I fix it

I don’t sell a one-size product. I come out, get down in the crawl space myself, and figure out what’s actually happening before I design anything. My process generally follows this order:

  1. Fix the water first. If there’s standing water or a wet dirt floor, that gets addressed with drainage matting and, where needed, a sump system before anything else goes in. Sealing over an active water problem just traps it.
  2. Seal it up. A heavy-duty vapor barrier liner covering the floor and walls, and closing off the vents that were letting outside humidity in.
  3. Insulate. Rigid foam insulation goes on the walls instead of the old fiberglass batts sagging between the joists, which keeps the space — and your floors — warmer.
  4. Condition the air. A crawl space dehumidifier keeps humidity in check year-round so mold and rot don’t come back.
  5. Support what needs it. If I find sagging or deflection in the framing during inspection, adjustable steel supports get worked into the plan.

Is crawl space encapsulation actually worth it?

If you’re dealing with musty smells, cold floors, high humidity, or visible mold on the joists, encapsulation addresses the source rather than covering it up. For most homeowners in our climate, an unsealed vented crawl space is a slow, ongoing problem rather than a one-time fix — so yes, addressing it tends to pay off in comfort and home condition, even before you factor in energy use.

What drives the cost of a crawl space encapsulation project?

Every crawl space is different — size, accessibility, whether there’s standing water or drainage issues to solve first, how much insulation and support work is needed, and the condition of the vents and existing liner (if any). I don’t quote a number until I’ve seen the space in person; the estimate is free.

Can’t I just lay down plastic sheeting myself?

Thin plastic from a hardware store will slow moisture for a little while, but it tears, doesn’t seal at the seams or walls, and won’t stop the stack effect from pulling humid air through gaps. A real encapsulation uses a heavy-duty vapor barrier liner sealed to the walls and piers, closed vents, and usually a dehumidifier to keep the space dry long-term — not just covered.

Will encapsulation get rid of mold that’s already there?

Encapsulation stops the moisture that’s feeding the mold, but existing mold on joists or subfloor may need to be addressed separately depending on how much is there. I’ll flag that during inspection and be straight with you about what needs remediation versus what the encapsulation itself will resolve going forward.

Do I need to seal the vents if I encapsulate?

Yes — leaving vents open defeats the purpose. Open vents are how humid outside air gets in and condenses in the first place. Sealing them is part of the standard fix, paired with the vapor barrier and dehumidifier.

How is this different from just insulating the crawl space?

Insulation alone doesn’t stop moisture or seal out humid air — it can actually trap dampness against wood if there’s no vapor barrier and dehumidification working alongside it. That’s why rigid foam insulation is one step in a sequence, not a standalone fix.

Does a crawl space dehumidifier run all the time?
