Wet Basement Repair in Rockland County

Water in basement after rain: where it is coming from

After heavy rain, the soil around your foundation fills up and pushes water toward the weakest spots. These are the ones I find most often:

  • The floor-wall joint. Where the slab meets the foundation wall, there’s a seam. Water collects under the slab and comes up along the wall.
  • Wall cracks. Vertical, diagonal, and stair-step cracks in block or poured concrete can all weep after a storm.
  • Floor cracks. Water pushing up from below comes through the slab.
  • Window wells. A well that fills and can’t drain sends water through the frame or wall below.
  • The bulkhead. Outside stairwell doors and the masonry around them leak at the sill and the corners.

What I check before I recommend anything

I ask when it happens — right after rain, a day later, only in winter — because timing tells me a lot. Then I check the cracks, walls, floor, window wells, bulkhead, sump pit if you have one, and the gutters and grading outside. Sometimes the cause is a downspout dumping next to the wall, and I’ll tell you that.

Basement leak repair — what the fix looks like

No single product fixes every wet basement. Depending on what I find, the design usually includes:

  1. An interior perimeter drain — a channel along the footing that collects water before it reaches your floor.
  2. A sump pump system — the pump that carries the collected water out, with battery backup so a storm outage doesn’t leave you exposed.
  3. A wall vapor barrier and dehumidification — when the walls are letting moisture through as vapor, even with no visible leak.

Why is my basement wet only when it rains hard?

Heavy or long rain saturates the soil faster than it drains. That builds pressure against your foundation, and water goes in at the weakest point. Light rain may never cause a problem; a nor’easter will.

Will a sump pump alone fix a wet basement?

Sometimes, but usually the pump is one piece. If water is coming in through the floor-wall joint or walls and has nowhere to collect, the pump has nothing to pump. That’s why I often pair it with an interior perimeter drain.

Can I just paint or seal the walls?

Sealer holds back a little dampness for a while. It doesn’t stop water pushing in from outside, and it usually peels.

How much does wet basement repair cost?
