  • Sagging supports. Joists or girders that are bowing, or posts that have shifted.
  • Open vents. Humid outside air gets in and condenses on cooler surfaces.

Wet crawl space — water comes first

A wet crawl space has to be dealt with before anything gets sealed. Covering an active water problem just traps it. I look at where the water is coming from — the walls, the floor, a downspout outside — then design drainage to carry it out, with a sump pump when needed.

What I check

I get in the crawl space myself. I check the floor and walls for water and staining, the vapor barrier, the vents, the insulation, the joists and supports for sagging or damage, and the grade and gutters outside.

Crawl space waterproofing — the fix sequence

  1. Drainage first. Drainage matting and, where needed, a sump system.
  2. Heavy-duty vapor barrier. Sealed to the floor, walls and piers.
  3. Sealed vents. So humid air stops getting in.
  4. Rigid foam insulation. On the walls, in place of sagging fiberglass.
  5. Dehumidifier. To keep humidity down year-round.
  6. Support where it’s needed. If I find sagging framing, adjustable steel supports go into the plan.

Can I just patch the vapor barrier myself?

Thin plastic slows moisture for a while, but it tears and doesn’t seal at the seams or walls. A real fix is a heavy-duty liner sealed to the walls and piers, with drainage and a dehumidifier.

How do I know if the crawl space is why my floors are cold or my house smells?

Warm air rises and pulls air from the lowest part of the house in — including the crawl space. If the air down there is damp, you notice it upstairs. I check it directly.

What if my crawl space has standing water?

That gets fixed first. I find where it’s coming from and design drainage before anything gets sealed.
