Tell Me What You’re Seeing

Water on the floor after it rains, a crack that’s wider than last year, a crawl space that smells like a problem, or tap water you don’t trust — I want to hear it in your words first. One call gets you me or my assistant Ara — one point of contact from diagnosis to done.

Water in your basement?

Puddles after a storm, a musty smell that won’t quit, or water finding its way in through the walls or floor — that’s a drainage and waterproofing problem, and it’s almost always fixable without tearing your yard apart. I’ll find where the water is actually coming from, not just where you see it.

Cracks, settling, or a door that won’t close right?

Stair-step cracks in the block, a bowing wall, a floor that’s not level anymore — these are structural signs, and they don’t get better on their own. I’m a Certified Structural Inspector, and I’ll tell you straight whether it’s cosmetic or something that needs support now.

Crawl space giving you a bad feeling?

Damp insulation hanging down, standing water, that smell drifting up into your living room — your crawl space affects the air in your whole house more than most homeowners realize. I’ll show you what’s actually happening under there and what sealing it properly looks like.

Want a basement you’ll actually use?

I finish basements in three phases, and you can stop after any of them: first a dry, structurally sound basement with healthy air; then insulated white walls, a floor, a painted ceiling, and lighting; then the full design-build. Materials built for below grade, no wood, drywall, or fiberglass. I’ll tell you what comes first and what your basement actually needs.

Cold floors and a drafty basement?

Cold floors upstairs usually start below grade: bare foundation walls, a leaky rim joist, single-pane basement windows, an open crawl space. I insulate and seal the bottom of the house so the cold stops coming in from the bottom up: rim joist insulation, basement and crawl space insulation packages, new basement windows, and storm panels.

How working with me goes

  1. Book a free estimate. One call or click, and I come out to see it myself.
  2. I inspect and design the fix. No sales pitch — I tell you what’s actually going on and what I’d do about it.
  3. Installation. For waterproofing, foundation, crawl space, and basement finishing work, I personally inspect and design the fix, then a licensed & insured certified dealer crew installs it. For H2 Shield, you buy the system directly from me and H2 Shield’s certified installers put it in — I stay your point of contact throughout.

Free estimate vs. paid inspection

An estimate is free — you’ve got a problem, I come out, diagnose it, and quote the fix. A written inspection report is different: if you need documented findings for a home purchase, due diligence, or your records — with no repair planned — that’s a paid foundation & basement inspection. Not sure which you need? Ask me when you reach out and I’ll tell you straight before we book anything.
